About Wyman Associates LLC
Mineral property valuation can be complex and many factors other than mineral reserves can affect a properties worth. Factors such as market proximity, environmental liability, claim status or any number of other issues may add to or subtract value from a mineral property without the owner’s awareness. At Wyman Engineering, our Certified Mineral Appraisals undertake complete reviews of all factors affecting a property’s value to provide you with the most complete, accurate and useful appraisal possible.
Our commitment at Wyman Engineering is to provide superior mineral appraisal and geological services to the mining, banking, and legal communities. We bring more than 75 years of experience, and an excellent reputation in the mining, mineral and environmental industries. Wyman Engineering specializes in active or idle mine, quarry, and mineral property appraisals. We appraise and value all types of mineral properties whether active, idle or unproven, patented or unpatented. Our experience includes precious metals, sand-gravel-stone, industrial minerals, base metals and water rights.
The valuation of mineral properties in the U.S. is only partially regulated. The regulations which have jurisdiction or impact appear to have such mainly as a consequence of unintended fallout, since the regulations were designed for other purposes. Since 1981, the Securities and Exchange Commission has prohibited U.S. listed companies from reporting quantitative estimates of mineralization and the value of mineralization, other than proven and probable reserves. The result is that mineral property appraisers work with a shortage of data in their everyday work, both on the subject property and in sales analysis. Between 1989 and 1995, all 50 states and essentially all federal agencies adopted the Uniform Standards of Professional Appraisal Practice (USPAP) for real property appraisals (valuations). A significant portion of minerals appraisals must now follow these standards. Whether the property is wholly-owned or is a royalty right, Wyman Engineering can provide accurate and fair mineral appraisals.
